My family and I have gone through your application you've provided to us and we found it's satisfactory to our specification, so we will say at this point “Congratulations" you are now approved as our tenant and we want you to always pay your Monthly rental fee on time to avoid any form of embarrassment.. We have decided to let you stay as long as you can, but I will prefer to sign a year lease on a revolving contract, if you really impress us by taking good care of the property like yours we will extend the contract with you.
Meanwhile I'll be visiting you once in every three or four months, to see how you are taking care of the property and if anything need to be repair always update me I'll be responsible for the charges by wiring the money for repairs but if you make damages to the property you will be responsible for the repair cost, in a case of minor repairs or damages I'll want you to just inform me first, then I will definitely ask you to fix it back and deduct it from the next month rent fee!
Also you can move out any time but will like you to inform me a month prior to quitting the rent.
We're very excited and willing to let you move into our house as soon as you possible, I've discuss and conclude with my wife on accepting payment for the rent along with a security deposit as well as the rental application fee total sum of $1,555 or for two months rent deposit plus security deposit $2,255 to move in as soon as you are ready, kindly let me know the best you can afford to move in because I don't mind if you can raise three or four months rent deposit but whatever you decide I'm good with it.

The refundable damage security deposit and rent fees will paid to me through a wire transfer so as to secure our home for you and take it off market which automatically makes no one contact us for the same house you are renting and get the package containing the entrance and the rooms Keys, Paper/Permanent House form (Containing your reference details), the duplicate of the House documented file, Full address and description of the house and Your payment receipt shipped out to your mailing address via UPS / FedEx courier shipping company Or where exactly do you really want the parcel sent to? I will like you you to re-confirm the address to me again to avoid me not to ship out the package to wrong address.
I'll get back to you with the tracking numbers given to me from the courier company immediately after I get the package shipped out in order to let you know the date and exact time that the parcel will arrive at you door step, I await to hear back from you ASAP or you can reach me on # (682) 207-6751 as soon as you read this message, to enable me forward you information to wire the payment me.

This person asks for a deposit payment via Western Union, MoneyGram, pre-paid credit card or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
