I received a reply from the same person. He went by Paul McKay and the second email he used was: [email protected]
I thought it was a scam right away so I googled his name and found only dead composers and soldiers by that name. It has now reached Saskatchewan. I emailed the person a rude response and have reported them to the Canadian Freud agency.

ok, if they say something is too good to be true, it is!
I was contacted by this ass*** as well for a rental property in North York (Toronto) I am looking for.

He ignores the question of 'where is your property located - general intersection' and instead tells me I will 'love' the property - the price was lower than market value, completely furnished, etc.

He tells me he is in Rome on business and has relocated there with his family but will fly back this week to meet me for the rental arrangement.

Hmmm..fly all the way from Italy to show me a rental unit? I may not even want it..that's pretty costly on his end.

He also asked that I set up an ad in Kijiji for him for another apt that belongs to his wife that he is trying to rent...he wants me to set it up under my log in and send him the inquiries..

hmmm..something just did not feel right about this.

So I asked him for references of people he knew here (neighbors, co-workers, etc.) that I would like to speak to to make sure the information on his end was valid as something did not seem right... No response thus far and then I checked his email address on-line which led me to this site.

The email he used with me is '[email protected]'

Ha! I knew it. I'm currently hunting for an apartment in the GTA (Greater Toronto Area), and was contacted out of the blue by a Paul McKay ([email protected]); I found it odd immediately because I had never responded to any ads with the subject of his email. He sent the following, which immediately set off some red flags:

I want to try and give you some insight into who I am and about the
property you are renting. My name is Paul Mckay, I'm not looking to
make a business or a profit with it, I just want to find the proper
tenant, someone who will treat and care my home like it was his own.


I'm the owner, I love this place, it means alot to me.. It has been
professionally finished and decorated with a modern color scheme that
coordinates throughout, it looks exactly like in the pictures, totally
finished, fully furnished and I have the option of sending all my
furniture into storage if you want to bring your own, NO extra costs!
It has all the facilities and the utilities: washing machine,
dishwasher, dryer, refrigerator, stove, oven, juice machine, iron,
toaster, coffee maker, microwave, vacuum cleaner. Never used stainless
steel! Bright windows with a fresh kitchen and bathroom.


The rent for 1 month is $800.The all utilities are included in this
price (rent/month). No extra fees!
It means:
- Water,electricity, gas, cable and Internet.


Short or long term lease?! The lease is flexible, can be month to
month, min stay 1 month - max 5/6 years. The price will not increase
monthly, it will remain the same for the whole period that the
contract will be signed for.


About pets.. there are no problems if you have pets, as long as you
clean up after them!


So, I want this rental to be as smooth as possible, I really need
to take care of this matter by the end of the next week.. I am looking
forward to hear from you, so that I can forward you an application
form to fill out and discuss on how to get it for rent.

I responded back and asked if we could view the property (I've been a renter for awhile... I know when something is likely too good to be true). I also know the area well and something seemed off; the photos he sent were of a brand new, modern condo... but the intersections he mentioned have nothing but century homes. This is the second email we received, almost identical to the ones posted previously:

So obviously I'm not sending him any information, but I wanted to let people know that this guy is definitely active again. 3 posts on here in 2 days... I'm just hopeful that nobody else falls for this garbage.

This person asks for a deposit payment via Western Union or MoneyGram to an escrow company with a promise that he will send the keys through a courier company.

Sounds safe. It's not!
The emails claiming to be from the company are fake.

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Same exact messages for an apartment in Belleville, Ontario on Dundas Street West except he goes by the name of Michael Fallon using email of [email protected].

He will attach 6 images of an exceptionally furnished apartment, if you reverse image search each photo after downloading to your computer you will find many hits... in his other emails he will ask the folowing:

My wife is speech language pathology, her name is Gabriella and we have one daughter, Nicola, that is 3 years old.
I inherited the apartment from my grandfather when he past away, I am from Rome, Italy, so I decided to rent it.


This is the second time I tried to rent the apartment, I had a deal with somebody before who said he will rent it if I come there.. So I got a plane ticket, and guess what!? When I arrived there, he didn't show up and after 2 days he gave me a call and said that he is sorry but he can't rent it anymore, because he has no money.
It was unfortunate that my past bitter experience of inviting people to come and view my apartment without any form of confirmation of their financial ability and not keeping up to time as at when scheduled, has brought about great loss to me.
So don't get me wrong and don't take it personally, but now I don't want to buy another plane ticket to come and fall for it once more... maybe you won't show up. I'm sick of tire-kickers, people who are just looking around and not serious about renting, so please don't waste my time... No offence!

and attach 2 photos of him and his wife. Next up is asking for money, he's using a "middle man" company but still requires first months rent payment before keys can be delivered, claims he will not receive the payment until you return the paperwork but I can't verify if this is the case.

* If something will broke down after you moved, you are responsible, but the cost of repairs will be deducted from your rent.
* I would like to receive the money monthly into my bank account and I hope there will be no problem for you to wire the money to it.

The apartment is ready, you just need to receive the keys to check it, and see if you can accept it. This rental will be managed by PhCargo | International Freight Forwarder.

This is step # 3.


* The tenant must deposit at company's account, only first month of rent;

* They can proceed with the shipping and you'll receive the keys and the contract signed by me at your door in 48 hours;

* The agent will bring the keys in front of your door and then you have 2 days to go and see the apartment. After the inspection period you must give them an answer.

When asked what the physical address is (was going to stop by the place and ensure it exists or that the person living there was aware of what was happening), he will provide an excuse about theft:

Glad I looked into this! Had a bad feeling from the start.... oh and the reverse image search showed ads using the same images in Belleville, Toronto, and Sudbury, Ontario, and Edmonton and Calgary, Alberta. Most were kijiji ads for 1 and 2 bdrm units and houses and all have been removed. The one for Toronto, ON was from 2011 I believe from a website with OLX in the URL if I remember correctly.

I've attached the posting I found that had all images he used in the listing except for one pic of the bathroom which was from a listing from NZ or Austrailia I believe...
