The apartment is fully furnished but can be rent unfurnished if you want to bring your own furniture.
Last time when I wanted to rent it, no one showed up, so I lost time and money. Therefore, I decided to make the transaction through AirBnb Property Management (http://www.AirBnb.com) their website is main focused on short term rentals, but they also have an new service for long term rentals. I used AirBnb (for long term rentals) last month when I rented my apartment in London, United Kingdom and I can tell you that it was an great experience and the only way I`ll proceed renting my apartment is by using their service.

The first deposit I require is for the 1st month rent + 2 months security deposit = €1,860 (the 2 months sec. deposit are refundable when you check out).

Using AirBnb involves three parties: me as owner/landlord, you as a potential tenant and AirBnb as a responsible third party authorized to handle this transaction. AirBnb works the same way as the escrow account on which you place the deposit when you rent an apartment. Of course, nobody can take that money until you`ll sign the lease agreement. With this procedure you`ll be able to check the apartment before I receive the payment.

I`m a serious person and i want to explain you step by step how it`s works and for this reason i apologize for the long e-mail that I`m about to write, but it`s important to read it and understand it of course.

First of all, I want to start this email saying that this is not an face to face transaction, this being the whole purpose for using AirBnb Property Management, to protect the both of us 100%. Now for security and for your peace of mind I had attached an copy of my PASSPORT to build up some confidence.

Below I`ll explain you step by step how the transaction with AirBnb Property Management works, to avoid any misunderstanding please READ CAREFULLY THE FOLLOWING 8 STEPS:

1. I`ll go to the AirBnb Property Management office to start the transaction and I`ll give them the apartment keys and necessary documents.
2. AirBnb Property Management will check the ownership documents and lease agreement. They`ll also confirm with the building management that I'm the legal owner of the apartment I'm renting to you.
3. AirBnb will send you a notification with the transaction details to inform you that they have the keys and the documents in their custody.
4. At this point you need to send the amount of €1,860 (1st month rent from the rental contract + damage deposit-refundable in the last month of rent from contract) to the AirBnb Property Management payment representative (lawyer escrow account) provided to you in the notification. THE PAYMENT NEEDS TO BE SENT WITHIN 48 BUSINESS HOURS AFTER YOU`LL RECEIVE THE TRANSACTION DETAILS OR ELSE THEY WILL CHARGE ME AN ADDITIONAL FEE.
5. As soon as the payment is completed you need to send the payment details to AirBnb.
6. AirBnb will verify the payment and if everything is in order they`ll start the shipping procedures using Next Two Days Shipping Service.
7. You`ll receive the package (keys and lease agreement) and you`ll have 5 business days (inspection time) to check the place.
8. If you decide to keep the apartment you just need to sign the lease agreement and AirBnb Property Management will release the funds to me. If you don`t want to keep the apartment you`ll receive a FULL PAYMENT REFUND including any payment fee.

PLEASE NOTE that AirBnb Property Management can NOT release the funds without your approval. You`ll have 5 days to inspect the apartment and decide if you want to rent it or not, in this time you`ll have full control of the payment. They can release the payment to me as a landlord just after they`ll receive the lease agreement with your signature.

ALSO THEY WILL SEND YOU OFFICIAL DOCUMENTS (LEASE AGREEMENT AND INVOICE) BEFORE MAKING THE DEPOSIT TO THEM.

I confirm you that everything I said above it will be specified in the AirBnb rental agreement.
