Hello,

I just read your e-mail regarding my apartment located in : Woodins
Way, Oxford OX1 1HD. It has 2 bedrooms, 1 living room, 1 bathroom, 1
balkon and kitchen. I bought this apartment for my daughter during her
studies in Oxford , but now she's back home permanently, so I'm
renting the place for unlimited time.
Before we go any further I would like to know a little something about
you, like how many persons you intend to live in the apartment, and
for how long. The flat is exactly like in the pictures, fully
furnished and renovated. Also, very important, the utilities (cold/hot
water, electricity, wireless broadband Internet, digital TV, 1 parking
spots, dishwasher, garbage disposal, microwave, refrigerator, washing
machine, etc.) are INCLUDED in the price of £750/month. As for me, you
can rest assured that I will never ask you to leave the apartment. My
daughter is building her life here, and i am too old to move to Oxford
, so we won't disturb you.
You can use my furniture, or you can also use your own if you prefer.
If you decide to use yours, you will have access to a very large and
well ventilated cellar, where you can store my furniture.
Now, a little bit about myself so we can get to know each other
better. My name is Richard Flakes and I'm a 58 years old structural
engineer and I work for MWH Global Engineering. I worked hard to have
a good career and I really respect hard earned money. The company I
work for they have projects all around the world so most of my time
I'm traveling.
I have a lovely wife, Sarah and a 25 year old daughter, Maria. I am
very proud to say that soon I'm going to be a grandfather :). Another
member of our family is a 8 year old Labrador which we all love, so, I
have no problem if you will keep pets.
I'm in Rome/Italy now and I work for a new project here and the only
inconvenience is that my job doesn't allow me to leave Rome even for
one single day. We just hired some new staff and I'm in charge of
their training.
But this won't affect you at all. I can make arrangements to rent the
apartment from Rome (on my expense of course). I've attached several
pictures of this apartment.

Looking forward to hear from you soon.

All the best from Italy!

Richard Flakes

This person asks for a deposit payment via Western Union, MoneyGram or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
