Before to talk about the deal I want to tell you a little bit about myself
so we can get to know each other better.My name is Kevin Winterburgh and I'm
a 58 years old graphic designer from London,United Kingdom, planning to
retire in the next 2 years.I bought this apartment for my daughter during
her studies in Germany, but now she's back home permanently,so I'm renting
the place for unlimited time.As a result of this I want to rent,for this
period,at this price and also to find the perfect person for my apartment.
I`m the owner of the apartment.
The apartment is fully furnished and renovated, as you could see from the
photos.
You can use my furniture, or you can also use your own if you prefer. If you
decide to use yours, you will have access to a large and well ventilated
cellar, where you can store my furniture.
Also, very important, the utilities (cold/hot water, electricity, wireless
broadband Internet, digital TV, 1 parking spots, dishwasher, garbage
disposal, microwave, refrigerator, washing machine, air conditioning ,etc.)
are included in the price of 300EUR per month. I have no problem if you will
keep animals. You can move in the apt in the same day when you receive the
keys The only inconvenience is that my job doesn't allow me to leave London
even for one single day. But this won't affect you at all. I can make
arrangements to rent the apartment from London (on my expense of course).

This person asks for a deposit payment via Western Union or MoneyGram with a promise that he will send the keys through a courier company.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Luckily, I had recieved a warning about fraud and confidence tricksters from the German advertising site's administration and that the offer of that same user has been deactivated. I could provide you the text of the email notification of this message to your email account, if you like. Also I like to check the building and keep you informed about my findings.

I do understand that you are in London, which is not a problem at all, anyway, well it shouldn't be one really. Europe is so small, compared to other continents..

The point is, I guess, that it is normal to settle contracts, step by step. And this business usage is providing confidence, first of all, especially since there are arrangements to be done prior to implement the regularity of the conditions of the contract, that include of course a monthly playment for a rent. And if a contract "is" settled, it is "then" binding, according to the rules of engagement and common law practice, which includes also the foundation of a relation of trust. In Germany there is the continental civil law, that derived from the Roman Law and is called BGB (Bürgerliches Gesetzbuch), that covers issues and cases of interest of civilians under private right.

The first thing for me to do is, to check the building and to see, if in that building are appartments and maybe there is a caretaker of the building, too. The point is, that Stuttgart is very special about the housing subject and the city center is special, too. I hope, you see the point, I am trying to make. Of course I am interested and would like to see the appartment, before anything could be arranged.

Dear Mister Winterburgh,

Thank you very much for your letter and your introduction, as well as explaining the preconditions in your respond about the offered appartment of yours for me to rent, in Stuttgart.

I have noticed, that your add has been deactivated and received a warning from the administration side of immoscout, to not be making any payments in advance. I do hope, there are misunderstandings and your intentions are serious.

After clarification of the matter, I could provide you information on my person.

I am interested in renting the apartment and would like to ask, how I could get the opportunity to see the apartment. Do you have anyone in Stuttgart, who takes care of it and with whom I could get into contact, who could show me the apartment?

At the moment I am bound to my tenant contract of the flat, where I am living in since 10 years and would have to keep the period of canceling the current tenant contract of about 3 month, however I am sure I could talk with the owner of my current flat, in order to dismiss me out of the contract in time before that 3 month would expire, as she is interested to renovate the flat anyway.

In case I would keep the furniture and devices in the apartment, I could offer to get myself an appropriate insurance for the time of careful use of it.

I hope to be hearing of you soon again.

I find it a bit entertaining, as you write that point 1 states that the transaction is to be started, while in point 3 you claim an invoice to be issued. I don't want any invoices to be issued on my behalf, as this would assume already an "agreement", which cannot be called one, as a deposit is a deposit and an invoice is an invoice (and as you curiously write, that there are instructions to be followed of the invoice). There are so many contradictions, that I think, that there simply wouldn't be any agent coming over, as soon as you would have money from Western Union. I assume this website of your chosen agent to be a fake. My guarantee is zero, and your guarantee is the invoice amount as a deposit at some agent, that I don't know as a reliable source, like a bank saving account for example. I mean, I was working as a secretary on the top management level and think I know what I am talking about.

Give me a proof for your ownership of the appartment. There should be a register balance sheet issued from the register court in Stuttgart. Maybe you could find a copy and send it to me as a pdf-file.
