This is a finite scam, the listings are copied from legitimate rental or real estate sites and offered for less than the current value.

The scammer will send a bogus contract and ask for 50% of the rent and a deposit. Once the payment it made the scammer will collect the money and disappear.
Never rent a property without an in person inspection and meeting with the landlord.
